Planning applications now carry a substantial technical burden — an energy statement, a sustainability report, a lifecycle report, and whatever supporting analysis the authority asks for on top. Assembled late, from several suppliers, they tend not to agree with each other.

We produce the planning documentation as one package, from the strategy through to the supporting studies, so the daylight analysis, the glare study and the preliminary BER are all built on the same understanding of the scheme.

Who this is for

Developers preparing an application

Climate Action Energy Statement, Sustainability Report, Building Lifecycle Report and Utility Capacity Review, produced together rather than commissioned separately and reconciled afterwards.

Schemes needing supporting technical studies

Daylight analysis, solar glint and glare studies, preliminary BER, embodied carbon and waste management, and demolition studies where an existing building is coming down.

Projects responding to a planning query

Where an authority has come back looking for further information on energy, carbon or daylight, the analysis can be produced against the submitted scheme.

How the process works

  1. 01Review the scheme and confirm what the authority requires
  2. 02Set the energy and sustainability strategy for the application
  3. 03Produce the supporting analysis — daylight, glare, preliminary BER
  4. 04Cover embodied carbon, waste management and demolition
  5. 05Compile and issue the planning documentation

Frequently asked questions

What is a Climate Action Energy Statement?

A planning-stage document setting out how the development responds to climate action and energy policy — the energy strategy for the scheme, the standards it will meet, and how it will be demonstrated. Requirements vary between authorities.

What goes into a Building Lifecycle Report?

How the building is expected to perform and be maintained across its life, covering durability, adaptability and the lifecycle implications of the construction approach. It sits alongside the Sustainability Report in most applications.

Do you produce a BER at planning stage?

Yes — a preliminary BER, based on the design as submitted. It is not the certificate the completed building carries, but it evidences the intended performance at application stage.

What is a solar glint and glare study?

An assessment of reflected sunlight from glazing or solar panels onto neighbouring properties, roads or flight paths. It is commonly requested where a scheme has significant glazed or PV-covered elevations.
