We carry the work through all four stages — baseline assessment on DEAP or NEAP input, energy analysis in IES, optimisation of the fabric and renewable options, then registration and certification with SEAI — with in-house domestic and non-domestic assessors, so the modelling and the certification are not split between two suppliers.

Frequently asked questions
What is the difference between a domestic and a non-domestic BER?
Domestic ratings are calculated under DEAP and cover dwellings; non-domestic ratings use NEAP and cover offices, retail, healthcare, schools and other commercial buildings. The two methodologies and the assessor registrations are separate — we hold both in-house.
When should energy modelling start on a project?
At concept design. The fabric, glazing ratio, orientation and services decisions that set the result are cheapest to change before the design is fixed, which is the whole point of modelling at design stage rather than assessing at the end.
What is NZEB?
Nearly Zero Energy Building — the performance standard new buildings in Ireland must meet under Part L. Demonstrating it requires compliance modelling, which we produce alongside the provisional and final BER.
Do you handle SEAI registration as well as the modelling?
Yes. The certification stage covers the final survey, the evidence coordination behind it, and registration of the certificate with SEAI.
What is IES used for?
IES is a dynamic simulation package. It models the building hour by hour across a full year rather than as a single steady-state calculation, which is what makes it usable for energy analysis, overheating and thermal comfort work.
