Frequently asked questions
What is the difference between LEED, BREEAM and WELL?
BREEAM originated in the UK and is widely used across Ireland and Europe; LEED is US-based and often preferred by international occupiers and investors; WELL addresses occupant health and wellbeing rather than environmental performance, and is usually pursued alongside one of the other two.
When should a certification consultant be appointed?
At concept design. Most credits depend on decisions about orientation, form, services and materials that become expensive to revisit once the design is fixed.
What is a commissioning authority?
A LEED role responsible for verifying that the building systems are installed and perform as designed. Holding it in the same team as the energy modelling avoids the gap that opens when the two are separately appointed.
Why does ASHRAE energy modelling matter for LEED?
LEED energy credits are assessed against an ASHRAE baseline model, so the modelling is what determines how many of those credits the design earns. It is a technical exercise, not a reporting one.
